Only one of nine Worthington deeds discloses a sale price this month

WORTHINGTON -- Nine property deeds were recorded in Worthington between June 19 and July 18, but only one of those transactions disclosed a sale price, limiting what can be said about the town's overall market during the period.

MARKET OVERVIEW Hampshire County Registry of Deeds records show nine transactions recorded in Worthington during the period. Of those, only one — a Huntington Road parcel — carried a disclosed consideration amount: $200,000. Because just one of nine deeds reported a price, the $200,000 figure stands as both the low and high end of the disclosed range and the de facto median; it should not be read as representative of the broader market. Raw volume of nine recorded deeds in a four-week span is not unusual for a small town, but with price data absent from eight of the nine filings, whether the period was active or quiet in market terms cannot be determined from this data alone.

TOP SALES The only transaction with a disclosed price was 0 Huntington Road, which sold for $200,000 on June 26. The sellers were Chester Kellogg and Susan Kellogg; the buyer was Donald Chase.

The remaining recorded transfers did not disclose sale prices. Among them: 1054 Old North Road, recorded July 14, with Clean Energy Federal Credit Union as seller and Robert Reinke and Robert K. Reinke as buyers; 313 Kinne Brook Road, recorded July 3, with Florence Bank as seller and Jessica Siersma as buyer; and 200 Scott Road, recorded July 2, transferred from Mortgage Electronic Registration Systems Inc. (MERS) to New American Funding LLC and Broker Solutions Inc. Price was not disclosed for any of these.

NEIGHBORHOOD BREAKDOWN No street in this period's data had more than one recorded transaction, so no street-level clustering emerged. A price-tier breakdown is not meaningful given that only one of nine transactions disclosed a price. The nine recorded addresses were spread across Huntington Road, Old North Road, Old Post Road, River Road, Kinne Brook Road, Scott Road, Brown Hill Road, West Street, and one town-wide filing without a specific street address.

MARKET NOTES Beds, baths, and square footage are not available in deed records and are omitted here. Property-type mix (single-family, condo, multi-family) is not specified in the available data.

The deed records do show a mix of transaction types beyond conventional arm's-length sales. Two transfers originated from financial institutions: Clean Energy Federal Credit Union conveyed 1054 Old North Road to the Reinkes, and Florence Bank conveyed 313 Kinne Brook Road to Siersma. A third, at 200 Scott Road, moved from Mortgage Electronic Registration Systems Inc. to New American Funding LLC and Broker Solutions Inc. One filing involved a trust: Mary Harrington, as trustee of the Mary Harrington Revocable Trust, is listed as seller of 29 Brown Hill Road, with no buyer named in the record. One filing at 476 Old Post Road listed the Laurette S. Lemrise estate and Mark A. Lemrise as sellers, with the recorded document described as an "affidavit regarding estate tax" rather than naming a purchasing party. Two other filings — a "judgment satisfied" notation tied to a property sold by Bethany F. Corbett at 79 River Road, and a "declaration of homestead" tied to a property associated with Michael T. Barbehenn at 829 West Street — reflect legal filings recorded alongside or in place of a conventional sale. One deed recorded July 15 shows the Town of Worthington as seller and Robert B. Dudas as buyer, with no street address specified and no price disclosed. Given that eight of nine recorded filings either omitted a sale price or reflect non-traditional transaction types, this period's data offers limited grounds for conclusions about pricing trends in Worthington.
