Disclosed Worthington sale prices span $11,735 to $150,000 in July recordings

WORTHINGTON -- Nine property-related deeds were recorded in Worthington between July 10 and Aug. 8, but only three carried a disclosed sale price, according to Hampshire County Registry of Deeds records. The disclosed prices ranged from $11,735 to $150,000, with a median of $21,000.

MARKET OVERVIEW The registry recorded nine transfers in the four-week period. Of those, three listed a consideration amount: $150,000, $21,000 and $11,735, for a median of $21,000. The remaining six carried no disclosed price, which is common for certain deed types, including homestead declarations, modification agreements and estate-related filings. Because comparable prior-period data is not available, the raw count of nine recordings does not by itself indicate whether the period was more or less active than usual.

TOP SALES The highest-priced transfer was 418 Old North Rd., which sold for $150,000 on July 31. James Foley was the seller and Adams Community Bank was the buyer. At 68 Parish Rd., the property sold for $21,000 on July 16. John Descoteaux was the seller and Country Bank for Savings was the buyer. At 1103 Old North Rd., the property sold for $11,735 on July 27. Jacqueline Howes was the seller; the buyers were the Massachusetts Community Development Block Grant Program and the town of Chesterfield. No other transfers in the period disclosed a sale price.

NEIGHBORHOOD BREAKDOWN Old North Road accounted for three of the nine recordings in the period: 418 Old North Rd. ($150,000), 1103 Old North Rd. ($11,735) and 1054 Old North Rd. (price not disclosed), the most of any street. Parish Road had two recordings: 68 Parish Rd. ($21,000) and 49 Parish Rd. (price not disclosed). The remaining recordings were on Dingle Road, Kinne Brook Road and Old Post Road, plus one entry listing no specific street address. By price tier, all three disclosed sales fell under $500,000; no transfer in the dataset disclosed a price above that threshold.

MARKET NOTES Bedroom, bathroom and square-footage figures are not available in deed records, so no price-per-square-foot comparison can be made for this period. Six of the nine recordings, two-thirds of the total, had no disclosed sale price, which limits how much can be said about pricing trends from this sample alone. Several of the nine recordings are not conventional buyer-seller sales but other instruments recorded at the registry. The 425 Dingle Rd. and 49 Parish Rd. entries list "Declaration of Homestead" as the recorded instrument rather than a named buyer. The 585 Kinne Brook Rd. entry lists a "Modification Agreement." The 476 Old Post Rd. entry, involving the estate of Laurette S. Lemrise and Mark A. Lemrise, lists an "Affidavit Regarding Estate Tax." None of these four carried a disclosed price. At 1054 Old North Rd., the seller was Clean Energy Federal Credit Union and the buyer was listed as Robert Reinke; no price was disclosed. One additional deed transferred property from the town of Worthington to Robert B. Dudas on July 15, also without a disclosed price and without a specific street address in the available data.
